100% HOME FINANCING
Simply Home provides first mortgages to any borrower meeting our minimum credit standards. This is not a narrow, limited program that only a select few borrowers can qualify for. There are no first-time homebuyer or income restrictions and non-occupant co-borrowers are allowed. "Refer Eligible" borrowers allowed. Borrowers who qualify for a first mortgage receive assistance with their down payment in the form of a Simply Home Second Mortgage.
Under FHA guidelines, Simply Home provides borrowers with second mortgages to cover the borrower's 3.5% minimum contribution (down payment). Borrowers qualifying for an FHA first mortgage through one of our quality mortgage professional partners qualify for Simply Home if they have at least a 620 credit score and a DTI ratio within Automated Underwriting System (AUS) parameters.
